Rent vs Buy Calculator

How to use this tool

  1. Enter monthly rent and the full monthly cost of owning, including mortgage, tax and insurance.
  2. Enter the number of years to compare.
  3. Press Generate to see both totals and the difference.

Worked example

With monthly rent 1200 and monthly ownership cost 1500 over 5 years, total rent is 1200 x 60 = 72000, total ownership cost is 1500 x 60 = 90000, so buying costs 18000 more on these monthly figures.

What this tool does not do / Limits

This is an estimate from the monthly figures you enter, not financial advice. It ignores tax, fees, maintenance, insurance detail, price changes and appreciation, since none of those are entered here, so a real rent-versus-buy decision needs those figures added separately.

Frequently asked questions

What should monthly ownership cost include?

Mortgage payment plus property tax, insurance and a maintenance allowance, as one monthly figure.

Why might buying still win if it costs more monthly?

Ownership can build equity and the home may gain value, but neither is counted here, so this comparison covers monthly cost only.
