Discounted Cash Flow (DCF) Calculator

How to use this tool

  1. Enter the initial investment and the equal yearly cash flow.
  2. Enter the number of years and the discount rate.
  3. Press Generate to see present value and net present value.

Worked example

Yearly cash flows of 1,000 for 5 years at a 10% discount rate have a present value of 3,790.79. Against an initial investment of 3,000, the net present value is 790.79.

What this tool does not do / Limits

This is an estimate only and is not financial advice. It assumes equal cash flows each year, a single flat discount rate, no taxes, no terminal value and no risk adjustment; real valuations need those factors considered.

Frequently asked questions

What does a positive net present value mean?

It means the discounted cash flows exceed the initial investment at the rate you entered, which is the usual sign of a value-creating case under these assumptions.

Why are later cash flows worth less?

Because money received later is discounted more heavily: each year divides the cash flow by the discount factor once more.
